MAI LTD along with their multidisciplinary design team were commissioned by G.F.Tomlinson LTD, Design & Build Contractors to develop a design response for the new build annexe extension of Kestrels Field Primary School as part of a design and build tender for Leicester City Council.


This involved re-establishing the brief and outline development proposals into a cohesive bid design proposal and master plan for the site. This involved a significant ground modelling exercise to practically and economically develop the split level site construction platforms for the sports pitches, car parking, play areas and school building.

The site is located centrally within a housing development requiring early consideration of planning requirements and an approach to the building design to minimise impact upon the surrounding housing.

This was achieved through re-defining the outline proposals to reduce height and volume of the building whilst delivering attractive spaces for young learners to interact with.

The school building comprises 16 class rooms set over two storeys with support facilities including Hall, Kitchen, WC accommodation and staff facilities.

The school was designed to consider sustainability by introducing technologies such as super-insulation, SUDS drainage and natural ventilation. Each class room is served with a large window maximising natural light directly introduces fresh air into class rooms.
